When a resident submits a request that matches a Needs Approval rule in your Intake Settings, or no rule matches and your “If no rules match” outcome is set to Needs Approval, the work order is placed on a pending state (Needs PM Approval).
Latchel will not dispatch a service provider until you take action. As the Property Manager, you will have to either Deny, or Approve the work order so it can move forward to scheduling.
Option 1: On the right side of the work order page, you will notice a pop window that says This work order requires your approval. Click on Approve.
Option 2: On the right side of the work order page, look at Open Task: Work Order Requires Approval, then click on View Details.
You will be directed to ACTIVITY. This view will allow you to review the information of the work order and choose between Approve or Deny.
Regardless of the option selected, the Property Manager has the authority to either Approve or Deny the work order. Upon choosing to Approve, please add a note, specify the approved budget, and click Submit. This will initiate the scheduling process for the work order.
But if you choose Deny, indicate a note, and hit Submit, then the work order will be canceled.
Want to see why a work order needed your approval? Check the Intake Processing Details on the work order to see which rule was applied. To change which requests need your approval in the future, update your rules in Managing Intake Settings. Last modified on October 14, 2026
